I have posted a list of the May 2008 South Coast home sales. It is in PDf format and lists the addresses of all sold properties as well as the sold prices. This is a more complete list than is available from MLS as this data is pulled from the county tax records.

Some interesting points can derived from these sold and pended statistics. (pended refers to listings where an offer to purchase has been accepted and escrow has been opened.) First, you can see the drop off in both solds and pendeds during the mid to late summer of 2007. This corresponds to the “mortgage meltdown” and the availability of money. Secondly, you can see the upward trend that has been happening since the first of the year (2008). In fact in April of 2008, there was only 1 less pended listing then in April of 2007. Also, if one compares the number of solds in 07 and 08, you can see that we are tracking, but at a reduced percentage.

The Santa Barbara real estate climate remains uncertain.
